Hi All,
This is first time I am going to move to other apartment/basement in Mississauga after my lease terms finish. I want guidelines about paperwork/formalities to be completed before I leave the apartment. My concerns are..
1) The notice before 2 months of leaving. Is it a simple official notice stating I am leaving after 2 months? Or I have to prepare it with some expert’s advice?
2) What kind of document they provide? I mean any document stating there is no liability anymore on the apartment.
3) Does anyone have bad experience while leaving? Is there any trap where we have to be careful? (This is not ‘–ve’ thinking but just for precaution)
Please share your experience on this forum which can help first time movers.

The following should be done as a rule for CANADA:
1.Always take pictures (if possible Video Tape) the apartment while you are moving in along the Super or their renting agent. Keep talking while videotaping and always point out problems with a closeup shot and keep recording the response of their agent.The typical game played here is while you look at the apartment a month before and pay an advance they will promise all Heaven. While the days gets nearer they will have many apartment to fix yours will be half done. They also know that you are desperate and you will move in irrespective of the condition. At that point they will promise you that they will finish things while you are in there. But think about painting done in the apartment with your young kids in home !. The minute you occupy the place it is your baby !.
2.Do the same while handing over keys to the Super/Agent. Most of the times they do not come for take over. Hence take a good friend of yours and do the same tour after you have moved out the apartment and cleaned the place up. This way there is record of the move.
3.I've moved several times and expect once I did not get the key deposit back. They usually keep a small amount as key deposit but actually it is for the cleaning of the apartment. They are also supposed to pay interest on the last month rent(deposit) kept by them. None of the Desis have paid interest and in one complex they did not refund my $100 key deposit. They thought the amount was small enough I will not follow up. I did follow up and it is nearly a year and I have not got my money back.
4.If you are breaking the lease without the 2 month notice and money is owed to you then I would like to wish you Good Luck. Many a times they will claim damages/apartment not clean and charge it against the same.
5. Always talk to new apartment complex residents about the practises in the complex about deposit refunds and other issues so that you can plan your course of action right at the point of entry and not at exit.
6.ALWAYS GIVE A WRITTEN COPY OF NOTICE TO THE SUPER AND IF POSSIBLE GET AN INITIAL FROM HIM AS AN ACKNOWLEDGEMENT.
7.ALWAYS HAND OVER THE KEYS IN PERSON(GET AN INITIAL FOR SURRENDER OF KEYS ON A PIECE OF PAPER) OR BY REGISTERED MAIL WITH ACKNOWLEDGEMENT DUE.
