Hi Guys,

Any valuable info/feedback on Caledon and Georgetown in terms of investment in rental housing? I checked a few on MLS. Price looks reasonable, but some of them appear to be a bit dilapidated. How are the neighborhoods, and the access to the Public transit as well as the other amenities? How far are they from Brampton and the GO Train?

As I am in BC, unfortunately I can't pay a personal visit to these places, so looking for some advise from those that are personally aware or have visited.

Georgetown is definitely better than Caledon. Caledon is still mostly rural and not too urban.

GO train actually goes through Georgetown and has Georgetown as a GO Station. No such thing for Caledon, although GO buses serve Caledon. You can commute from Georgetown to even Union station in downtown Toronto, by GO train - just 1 line - 1 train. 1 hr - 10 min commute, $ 10 cost one way.

Peel Region - Mississauga, Brampton & Caledon.

Mississauga is trying to separate from Peel Region and go on its own. When that happens it will be the end of Caledon . Brampton will survive, but not Caledon as they depend on Mississauga for property taxes and services like garbage etc.

Don't forget both Caledon & Georgetown are predominantly white, unlike Brampton. So race will be an issue, if you are planning to live there. Especially for kids in school.

No, I am not planning to live there. Thinking in lines of Rental property investment. I also don't have any problems living in the midst of mostly Caucasians :). They are a good people. Besides, there's an easier access to the Br(own)ampton right next to it.

Update: Just checked Georgetown (Halton Hills) homes. Man, they are expansive. You guys are steadily inching a lot closer to the Metro Vancouver home prices. A semi-detached for $550k? Darn. I thought it would be a bit cheaper than here in the Vancouver burbs. Looks like they are the same as here.
I was totally not expecting it at a place (Georgetown) that far from the Downtown Toronto. But, with proximity to Milton, which has already gone up substantially in the last few years, it's not quite surprising.

Sigh :(

Be aware FP that (as I have been told) that George Town is not your regular Caucasian friendly community but a good portion of residents used to live in Brampton earlier and by their own choice got pushed to GT ... From what I have heard , it is highly racist community with the person who told me comparing it to KKK ...

But this is based on hearsay .... maybe some experienced CD s can correct me .

Caledon appears better with lower taxes & insurance as well ....

Fido you nailed it. Georgetown is not a very friendly town even from my own personal experience.

Caledon is away from all major Highways . Something to keep in mind.

Proximity to highways pays off and is missed when there is none closeby.

Caledon is currently connected with 410, which is going under a widening project. There are 2 more highways proposed in Caledon, which are on assessment study stage. Once the authority will start them, the housing prices of the neighboring/connecting divisions will go up. There is no more development space in Mississauga. Brampton has almost reached to its end. The future development will only takes place in Caledon and other nearby areas.
