Okay, I have been in real estate investing for over 13 yrs now. I started with a condo and a house. I had a number of issues both personally and with the returns on those investments that I got out and re-evaluated real estate as an investment choice.
Luckily an opportunity presented itself in the industrial real estate market that I could not refuse. Ever since I have never looked back. I primarily focus on single tenant Industrial or Industrial/commercial real estate. I specialize leaseback deals. Over the past 10 yrs in this arena, I have bought a total of 12 buildings and sold 5 for various reasons. I am primarily a "value appreciation" investor. The seven building I have amount to about half million sq ft.
My biggest advise to those thinking about starting up in this area, take some time to create a "niche" for yourself. Think about what you would like to invest in, why, how, measurement matrix, jump in point and jump out point. Real estate is HUGE. And unless you specialize, you cannot bring the "value" to your tenants.
