Don't make this a Desi vs Non-Desi fight. You have to be able to judge between a good inspector and a bad one.
before you engage in the services, ask the following questions:
1. Will you go into the attic
2. Will you take pictures of the house
3. Show me a copy of the report that you have previously produced
4. Will you go up on the roof
5. How much time will you be on site. Provide the inspector with the specifications of the house and get a specific response. Not something like 1 to 3 hrs, that's too general
6. Provide me with details about what you is in scope and out of scope, i.e. what will you inspect and what will you not inspect
As a side bar - When I sold my condo townhouse in 2002, the buyer brought in his non-desi inspector. They started the inspection, while my wife was home and I was on my way home (from work). My wife calls me - furnace is not working, and this was summer time. It was a relatively new furnace about 2-3 years old. I get home and guess what - the guy had opened the front panel of the furnace and then tried to turn it on. The furnace had a trip switch clearly visible which trips the furnace if the panel is open. This really drove me nuts. I told him the cause, called my agent to be on site immediately to handle the situation, else I would have just blown my head.
I know of a desi inspector, and have used his services. Very professional. The guy went into the attic and took pictures, climbed on the roof and took pictures and produced a very comprehensive report.
So it's not about desi vs non-desi but good vs bad.
