House inspection problem - need suggestion.

I just now talked to a developer regarding this problem and what he says is that as per building code, there is a silicone kind of this which they will inject into the crack to fill it. This is as per standard.
Still as per my insight, if he does a bad job and does not seal properly seal the crack on the side facing the soil, Water may still seep into the reinforcement which is of steel. The steel may get rusted and thus expand, giving bigger cracks soon. This may happen in 10-20 years.
If i were you, I would walk away, irrespective of the loss that happnes to me.
Anyway, This is just my opinion and is non binding. Also note that i am not nitpicking.

Yes TK. The method you are talking about that is most commonly used is low pressure injection concrete crack repair. This is a fairly inexpensive remedy for the problem. One of my friends used it for his basment a few years back and he's had no problems since. They usually charge about $90 per crack seal but it varies according to size and # of cracks.

If the crack is only 1/8 of the inch to 1/2 inch, it is most likely due to the settlement of the house.

These cracks are generally come in the first couple of years of the construction and generally runs from top to the bottom of the foundation wall.

If the water is not coming then you have many options. Polyutherane or Anchor fix can be one of these. Visit any Homedepot, you will find the product.
Polyutherane even works if there is leak and is a awesome product because it expands when it comes into contact with water.

Warning: Home depot may scare you that crack can result to big problem. Do not worry about that.

Another thing, wait for weather to settle which means you need at least 5C temperature.

New House warranty covers structural damages which means that if you house is sinking or any load bearing wall is weak.

Check whether there are any water leakage mark around the leak. If there is none then you are safe.

The crack is less than 1/4 of an inch and there is no water leakage or moisture stains. The Inspector suggested caulking this in Spring and did not mark it as a significant problem. In addition he is estimating about $500 max the RE estimates about $300. I plan to stick to the max and no doubt it might run more when in action or even less. I've noted the Polyutherance product you've recommended and explore further how to use it.

The same polyutherane Kit (though company is different and is canadian) that Vim referred to is available at Homedepot for $53. If there is no water then you are good with other cement or epoxy fixes which are cheaper.
