Tips for final home inspection B4 closing!

Hi guys,

We are going today for the inspection of house, closing on 28th.
Any TIPS on what all to check besides appliances?

Greetings
I would recommend a certified home inspector, however in case you aint going that route, our home inspector had inspected the furnace, structural damage, basement floor for cracks etc, recommeded fixes for long term maintenance, plumbing, water heater.

Thnks for replying.We already got the inspection done from inspector before signing the deal.This is this the final inspection 2 days before closing.

Hi CG,
I believe you are going for the final 'pre closing visit' or you may say 'inspection by yourself only' and not by the certified home inspector because you might have done it already before giving waiver.
Usually the purpose of the pre-closing visit is to check if everything is OK in the house? All the chattles/fixtures which were included in the agreement are the same and if they are working OK? Is the condition of the house is same as it was at the time of agreement like has there been any leak, damage etc. after the offer was accepted? You may not remember everything which was included at the time of offer, so keeping a copy of 'Agreement of Purchase and Sale' with you is not a bad idea for your reference. If you see anything missing, bring it to the attention of your Realtor AND your lawyer immediately.
You may also take some measurements for furniture or curtains etc.
