Thank you freekoutguy for taking time to answer my queries !

Would like to update the thread with my decision.....

After a detailed discussion with my friends and family, I decided to buy this property.... deal is done and I will be moving to my new house next month....

As for schooling, James Potter elementary school is too new (1 or 2 yr I suppose) to offer any statistical explanation....

I welcome any other suggestion or advice.....
