I love to share my experiences, but you have to ask. I cannot just ramble on about noting like I am doing now. It wouldn't be a discussion, now would it. And I asked the same sort of questions in my message to TAMTRU.

mkannuri, if you have questions about real estate investing, go ahead and ask.

Thanks Amit & Big_vee,
I dont have any specific question in regards to real estate, as i am not having much knowledge in that line.
As the thread started with "Is anyone in this Forum into Real Estate investment. I just started getting into it and begining to enjoy it."
-- Thought of learning some ways to invest in real estate other than just buying a home for staying...

So i would suggest TAMTRU start with his experience as he mentioned that he just started and enjoying..

TAMTRU, please let us know what did u do, how did u investe and what were the time frames, what are the profits and what r the pro's & con's...goes on..

Rgds

When someone asked you if you are an investor; simply answering, "yes I am an investor " is no discussion.

If you are an investor, why don't you explain and / elaborate what you do and what has been your past experiences with REI (real estate investment)?

What type of real estate investments you do?

Active or Passive?

Residential or commercial? Then what type in more detail (like condos, multi-residential, commercial, industrial etc.)

How do you analyse your investments before you buy?

How do you purchase (your name or some corporate name) your properties?

What methods do you follow?

Any due deligence check lists (if any) you follow?

How much leverage do you use?

What kind of banks or private investors you go to?

Markets/ neighbourhoods you invest in?

Do you flip for profit or hold properties for equity appreciation?

Or do you simply speculate?

Returns you get or expect to receive?

Your postive or negative experiences?

Some tax advantages that you avail?

Websites/ books/ industry and economic news/ trends/ resources that you may want to share with others on this board?

I can go on and on... :)

I wish you had asked these quostions itself.. Except Big Vee nobody seemed to be interested..

I know Amit. Not to worry. I replied in a bit of a hurry and maybe I did not clarify my point.

Okay, I have been in real estate investing for over 13 yrs now. I started with a condo and a house. I had a number of issues both personally and with the returns on those investments that I got out and re-evaluated real estate as an investment choice.

Luckily an opportunity presented itself in the industrial real estate market that I could not refuse. Ever since I have never looked back. I primarily focus on single tenant Industrial or Industrial/commercial real estate. I specialize leaseback deals. Over the past 10 yrs in this arena, I have bought a total of 12 buildings and sold 5 for various reasons. I am primarily a "value appreciation" investor. The seven building I have amount to about half million sq ft.

My biggest advise to those thinking about starting up in this area, take some time to create a "niche" for yourself. Think about what you would like to invest in, why, how, measurement matrix, jump in point and jump out point. Real estate is HUGE. And unless you specialize, you cannot bring the "value" to your tenants.

Any questions?

V
