Yes, there are lot of scam unless you know a team or organization personally its hard to trust.

- I worked with this team ( in fact i have some investment with them - i'm part of it)

How it works :
U invest on commercial property ( as sharing partner) - U check property value and invest against it ( if u feel secure with value)

those are big commercial properties ( let's say around 80k to 150k sq ft ) - We have setup with huge IT company in India - they will rent a one or two floor for their North American support and development - We hire people from local places


Now what is our benefits : We get investment to move forward to invest in other business or property

What is investors benefits : Since company is strong and can meet all the requirement , especially employment creation - its lot easier for them to get green card and they get back their initial amount after 24 months - so they get green card for free

What is our risk: person who invested can give us trouble by not willing to take our their share as decided ( remind you - we do not need partner but we need investors with cheap money - ) - US market is strong property value goes high and investor can become greedy ( there will be mutual contract sign but still it can create trouble)

What is investor risk: if war or unfortunate things happen and value goes down dramatically they will lose investment ( but at least they will get Green card)


EB-5 : is mainly concentrate on employment creation - so if you deal with organization who is guaranteed to create employment you are safe.

NOTE: That's max info i can share , rest if anyone interested we will set up meeting and discuss in person - meeting can be arrange in Niagara Falls or Chicago

Some other business that comes to my mind which would be needed in recessionary areas ( areas of high unemployment ) could be

Auto Detailing ( labor oriented less investment )

Hair Salon - Everybody needs a hair cut - it is labor intensive ... only thing is that semi skilled people would be needed who would be slightly expensive ...

Cleaning Service
Security Agency
Auto Detailing
Senior Home
Hair Salon ...

Hmm my thinking cap is on ....

Fido : it's not easy as we think ... small business do not get approved for EB-5 since you will need to create enough employment

Yes, if you are US resident than they do get some grant and discount on high unemployment area

EB-5 is for foreigners - small businesses will not help -

However if small business approval were not the case , why would the minimum investment be pegged @ 500K ?

What kind of non small businesses can you open in $500K ?

I have read of a couple of people who have succeeded the cleaning services route . And then you could open a consortium of cleaning service / hair salon / auto detailing from the same company.

I know it is not easy ...but just how difficult is it .. is what I am trying to figure out...




Anyways , the point of this thread is to find out about business ideas which can survive or are needed even in a high unemployment , low growth area .

i'm not expert in other business so i can't say anything , My knowledge and passion is LIMITED TO Real estate along with business - i can give some advice on EB-5 ( cause i'm personally involve in it)

Yes, If you can make a plan to create enough employment surely you can get EB-5 eligibility ...

for that you need to have enough funds, knowledge and good contacts... it has to be large scale operation ...


Property with business is the best option so far we have ( at least that is what I'M IN) - USA properties are safe now - so your money is secure , having rental property you have secure income as well..

You can create enough jobs: support staff, property manager, maintenance, cleaner, accountant, secretary, security etc... Its more legit and easy operation than opening up new business


However, there are other businesses as well that can work also but YOU WILL SURELY NEED contacts, plans and backup funds

Rental property ... hmm what kind of a rental property and where would you find in approx USD 300K in which you can employ all of the above and still generate profit / no loss ? .. ( The business has to be new so purchasing a plaza or already on rent property won't do)

The above jobs are more than minimum wage jobs and perhaps not fully utilizable in a small rental building ....

Perhaps a Seniors Home may be such a business in which you can have property too and number of service staff at less wages too .. thereby increasing employment and securing your investment also....

But would need a deeper look by visiting some of the senior homes .


Or maybe a logistics warehouse where you can utilize labor also in moving boxes and stuff and provide logistics storage also...

I see majority of businessmen are making money by starting restaurant/hotel/ groceries etc frm scratch and aftr building good will in 1-2 yrs, thy sell it for 100-150k profit. This is also good way of making money but u need working capital initially to set up business. :(

I don't have any spectacular business ideas. In fact, I am one of those who hauled much more than 500k from US economy and parked in Canuckland so it is weird to think someone well settled here is longing for a green card. It could very well be poverty of mind that goads you there. Or the endless dreams about greener pastures.

Have you thought about pumping a mil into the good old motherland? There maybe business opportunities in India. Anybody can suggest anything but you have to explore what it is that YOU would enjoy doing.... or risking.

I used to know a certain Patel and family. The man and his wife ran a big samosa factory. Hired all kinds of minimum wage folks. But then lost everything when his daughter clandestinely dated "one of them lowlifes who lived off on minimum wage" jobs, and ran off.... because oldman Patel could not fathom how such a princess-ly daughter could lay with a lowlife!!! Anyways, he did make quite a fortune while the business lasted.

NEW ADDITION: I had to query what it would cost to get into samosa business: you can purchase an existing business (Patel sold his entire business, including all equipment and building for 250K US) or put together a new one. The factory is better situated in industrial areas (neighbors can complain about food smells). Again, based on what I know, you can establish relations with convenience stores and deliver (daily) fresh samosas for sale. You can also have a stall in a Mall or other area.... to dispense. If in Canada, farmers markets make a great spot (you also save on taxes), but not sure if the US even has such things. Mr Patel had a turnover of AT LEAST 10K a week.

Arey bacha...idhar hai tho idhar business karenge na. Nadiya ke us par kaun sambalega apna business. Udhar ke log busiest people on earth hai. Unke pas apne bachon ke liye time nahi hai.:(

I m only discussing at EB5 category... other topic I can't comment...

U wanna discuss we can meet, just word of caution EB5 is not easy cake...

If that was too easy then USA would he been flooded with businesses...
