Yes, Prime -0.6 was there from last month but not everyone had access at then.
If you read my previous post you can see I’ hv mentioned about getting better rate than Prime -0.5 2-3 weeks ago but guess no one trusted my words.

If you are qualified buyer then you can hit the ground with best possible rate since there is so much competition among lenders and they are always willing to negotiate for good client.

You just need right people and right approach to get it

Can you guys please post as to what rates did you zeroed on ? I too need to have my mortgage renewal up in later this year.

I got 4 % from BMO & that too locked in for 12 months

I was also having offer from TD for variable Prime MINUS 0.5, but they are not ready to lock for 12 months
Maximum they can do is 120 days

But person from TD say variable will be better in another 6-8 months, like we might get prime MINUS 0.7 or 0.8 also

So I will start shopping for rates after 5-6 months again

I was doing all this for Pre-Approval only

As the prime rate will start climbing, the prime - % factor will go up.

variable rate has paid off in the long run.

when I bought my house July 2009, I was getting Prime + 0.25%, but look where it is in a yr from there.

You are taking right steps.... I don’t know why people are so crazy about locking rates in advance.

Best thing is to wait… especially advance locking guarantee Variable rate does not make any sense at all. even if rates goes up in future you will still have chance to get better variable rate since it will be more discount ( prime -%) because of higher prime rate.

For example: lets assume you lock Variable rate Prime -0.5% at this time, in one year if prime goes up you will still be paying Prime -.5%, this does not give you any benefit , its better to wait for couple more month chances are you might get Prime - .7 or .8 etc...

Yes, if you really have strong portfolio and you can get advance locking guarantee rate lock for fixed (best possible current rate for advance locking on 12 to 16 months) then go for it, but If you thinking of Variable then don’t bother right now.

The rate on a five-year closed mortgage is now 6.25 per cent, an increase from the previous rate of 6.10 per cent. A one-year closed rate will, as of tomorrow, be priced at 3.80 per cent. All rates were increased by 15 basis points.

Last quarter of 2010 will be interesting when everything will be in full force ( BOC rates, fixed rates, HST, new mortgage rule,s RE listings).
