I am also kinda confuse. As he said in the beginning that there is no commitment or no charge. But suddenly he said y'day that I have to sign this, and he said he forgot to get sign before.
Now, if I like any house..how difficult is to make offer and wat should I include?
is there any draft or format for that?
You don't necessarily have to sign a contract with an agent to buy the house, but if he/she shows you some property, worked with you to arrange the showing and discussing its suitability with you, I think you should have no issue to sign the agreement with him - 'specifically' for that 1 property.
If you don't have faith in him, please do not visit with him to showings and or make him work for you - it won't be fair as a human being.
If he is requesting you to sign 'before' any showings - and you have no past experience with him, please follow your gut if you wish to sign that contract. I always sign the offer document only, which has his/her name as the agent so he/she can get the commission from the seller's agent, only if the offer is accepted on my terms.
Good luck.
