House Buying GTA location for IT pros

This strategy would only work if your industry is concentrated in a particular area. 90% of the companies in my industry are in Mississauga , which is why I can hedge my bets to one particular location.:cool:

I agree , if it turns out to be that most IT jobs are in DT / West end then its better to stay on the West end .

Etobicoke though happens to be both in the West and in the center ..... A more ideal place with in Etobicoke might be on the Toronto Mississauga periphery .... where if need be you get commute to both the cities .... and you tend to increase your job commute ease probability .

Brampton appears to be off .... I have heard 410 comes to a crawl during rush hour .

I wonder which are better areas in North York ... Can some one recommend so that they can also be looked into ...

It is matter of personal choice. For me, North York is boring as hell. However it is strategically located which makes it is easier to access Mississuaga, Vaughn, Burlington and the downtown core from this area. Brampton is also closer in case you miss desi stuff.


Many IT people use it as a bedroom community. Work is usually in the burbs and entertainment in downtown area. Access to transportation is good.

Some of the best and worst(eg. Jane and Finch) neighbourhoods are in this area. Even desi ghettos.

hi fido, in the excitement of buying houses at affordable prices people are more and more willing to go further and further away.
i am familiar with the western end of the GTA and i can guarnatee you that the commute from Milton to Dixie / Matheson is a lot more than the 20 minutes you are thinking of.
it does not matter how many kms it is.
as someone else said above it is minimum of 45 mins to 1 hour.
often it will take you longer especialaly in winters.
the 401 eastbound lanes between Guelph and mississauaga are a huge bottleneck and are getting worse day by day because of all the white people fleeing out of the GTA and moving west into Cambridge and Waterloo.
it will take you even longer in the evenings.
i suggest you plan for a minimum of 2.5 hrs. of round trip commute each day, closer to 3 during winters.
it is also a misconception that prices are cheaper in milton. on paper they are cheaper but in fact milton is quite a bit over priced in terms of value that you get.
property taxes are increasing by 6% to 8% every year.
there is a huge shortgage of facilities and conveniences within the town.
internal streets are mostly 1 lane and are completely choked off.
if I were to guess i'd say milton is over priced by at least 15% compared to what value you get for your money.

for you imho the best location is the westend within 10 mins of driving.

what does west end include ? To me it is a pretty wide area.

Hi CD's,
I would like to know about neighborhood details of a particular area. How would i know this info?
Tried googling, but did not get the desired info and realtor dont have special access to find the details itseems (not sure what else they provide the infor other than market rate of the house)
well, for now i will start enquiring thru forums and keep searching on web untill i find a way to get the actual stats of the neighbor hood.

Q1>How is the neighborhood of the block between Jane/Trethwey dr/Black Creek drive/Weston Road
ex: Schooling, community, gendre/race/income level/ other recreational facilities.

Q2>What's difference in closing cost(taxes) of buying in mississauga vs etobicoke (the above menitoned area ).. heard 3 times expensive in taxes (closing costs)
I have been told by a realtor that
ex: Single family detached home in mississauga around 500k - closing cost is $4000
where as the same house in etobicoke $450 - closing cost is $12000
is it true ? where would i find this taxes details by area ?

really appreciate the inputs from the experience CD's
