Home inspector

Hi friends,

Does anybody know of a good home inspector they have hired before? We are most likely going for a home inspection this week and have second thoughts on taking our agent’s recommended home inspector

IMHO pls do not use a inspector that might have been recommended by your real estate agent . He may work under a pressure / obligation .
I was highly dissatisfied with my home inspection . The inspector noted on almost every clause that "Its Old and recommend replacement down the line ". He could not pick any of major defects . Be sure to do a thorough inspection by yourself too . Beware of any big crack marks ( or repairs thereafter ) . Hope it helps a little .

We get our new house(the one we like) inspected last evening. Except three minor cracks in basement(unfinished), The Inspector could not find anything which required immediate action.
He thoroughly checked home for 3 hrs.
One of our friends say that they all do complete drama.
I dont know but we r little bit tense abt the cracks as we were told by the agent that she already knew abt these cracks and home owner will not get it fixed and we , after closing. has to get it fixed.
Some advice on this issue will be highly appreciated.
We have to waive conditions today evening.

1. Are those cracks just cosmetic or on the foundation? Does the home inspector report it as anything that needs immediate attention?

2. When you mention about agent, is it your buying agent or the seller's agent? In either case, sine YOU were not informed before, YOU will not pay for it. Ofcourse if the amount is too small, dont bother about it or ask the agent to absorb it in his commission.

3. I believe you should make the closing conditional with this clause and any other issues you might have.

Before you hired the home inspector, did you check his/her credentials and references? How dependable is his report? Only you can decide upon that.

Hi Rajas,

We were in the same situation and coincidentally yesterday was our last day to waive the condition

But in our situation the seller told us before that there is moisture in the basement. So before putting the offer we got a waterproofing guy and he said there was one crack on the rear basement wall and he gave an estimate of about $3000 to $7000 to fix the crack for a finished basement.


From our research we got to know that these things can be repaired. If you like the home and can manage this extra expense then probably you can go for it. Every house has some issue or the other and its hard to find everything that one wants.

We decided to go for our house as we loved the place, so we have waived the conditions.
