Hi,
Is it possible to purchase house with 5 to 10% down payment for someone with good credit history in USA?
If your US history is good and accessible, there should not be any problem in doing so. In fact I just concluded such a deal today where the buyser had lived in the US for 6 years and had excellent credit rating.

Yes.. Definitely.
If you have good US credit and a permanent job (even short tenure and no credit history in Canada) you can qualify for house purchase at low down payment. I have helped couple of my clients from US to buy house and get a mortgage on their US credit only.
