A colleague of mine agreed to become cosigner for his friend for renting apartment. Now they have asked banking details of my colleague who is a cosigner (who will not be living in that apartment).

Bank balance in the past 6 months: Min $______. Max. $_______. Average. $___
Total amount of loan: $_______

These are apart from employment details they asked.

Will every newcomer be able to provide a cosigner or guarantor who will be willing to give all his/her financial details?

The only other option is to find basement units or houses whose owners do not insist on you being "permanently" employed.

This is quite right. I have met several customers, asking us(CIBC), to give similar kind of letter when one is renting w/out co-signer. But so far, I haven't come across a case where a co-signer would have to give his/her banking info. You may be right rajcanada, but as you feel, even I thought that the co-signer wouldn't be willing to give such personal info. This is ridiculous. Not all property owners would do that, but some may.

But YES, for newcomers, basements are easy to rent. Not that they can't rent in apt buildings. But it also works out to be better for spending less on rent. I would say just for the initial 4-6 months. By then, most of the immigrants have established, so they won't have any prob, renting an apt building.

:)

Yes they might ask for the things like employment etc., but you should be able to convince them that you are going to pay rent regularly with so and so source or you might have someone who can provide a guaranttee.

Basement apartments from Desi owners are easy to get and they will generally not ask you for paying 6 months rent. Only first and last is enough. Most of them passed thru same situation and so will be very co-operative. In many cases it is better to go for basement apartment as they owner might help you in many things - like groceries, buying few important things etc.

Another alternate is to stay in a sharing accomodation or as a paying guest.

I am not sure where you are looking for rentals, but on CanadianDesi's Classifieds there is a huge list of such things.

Best of Luck!

a basement helps a lot as mentioned above to avoid paying the 6 months advance rent asked by apt buildings from people with no credit history in Canada....

but there was a case mentioned today where the owner is suing the tenant for damages like mould etc....it would be good if there was a list of lawyers available as a link on this site where one could go to for help...the Ltb web site has no links there for lawyers...or does it ?

When we landed, we stayed in basement apartment where we paid monthly rent advance. There is another option for you to stay in walk in basement whereby you pay monthly rent.

You can try http://www.viewit.ca" rel="nofollow">LINK and see all thier listing and take decision about 1/2/3 B/R apartment. It is not that, you won't get flat without job. If you are jobless then you have to give bank statement which should prove that, you can pay one year rent, which is the commitment they are asking.

There is one more option, you can go to Brampton whereby you can book in Brampton Towers or even kanuff. You can view their website too on internet.

There is one more option, people who sublease their apartment for 3-6 months. For this, you will have to place ad in craiglist, kijiji or canadiandesi.com.

hope this helps.
