300000 with 30% downpayment is a lot of money. Are there not attractive finance schemes available.

yep, it is... but you have to spend money to make money right
besides, the location im looking at, there is nothing to compete in that food genre for abt 7 km... and its an established shopping and resturant locality with a fairly afluent residential neighbourhood very close by...
