Would I use a RE agent next time? NO.
I listed my rental property 2 yrs ago with RE agent. All he did was give me this cheap sales talk, have me sign papers and went AWOL. Never answered calls, never followed up, nothing. He figured he could keep his lazy butt on the chair and earn a commission.
When we wanted to buy a house in MI 5 yrs ago, we specifically told the agent to look for a house that is absolutely ready to move in. All she showed us were a whole bunch of properties that needed at least 5k to 15k worth of work and she said I could reduce cost if I did the work myself. Totally incompetent.
One of my neighbor who was selling his house had his home listed as "for sale by owner". A RE agent approached him, indicated the buyer (his client) was interested in his house, but told my neighbor that he, agent, would not show the property or do any work and the buyer and seller have to deal with each other. When the buyer actually wanted to put an offer, the RE agent showed up asking for a 4% commission from my neighbor. My neighbor told him to shove it.

I always had problem understanding this commission-based-only-stop-MLS-shop.
Why would RE Agent be interested in showing cheaper property n negotiating to even lower rate?
There was and still is (to an extent) HUGE conflict of Interest.

The recent IT magazine survey projects that due to an oversupply/abundance of Software Professionals this whole area is projected to collapse on its own weight in the coming few years.
