Land financing is difficult but not impossible... your asset or credit can help get you finance...

but understand one thing very clearly ... you cant make money right way, you need to have appetite to hold it for few years...

if you don't pay full money then you should be able to handle the payment every months, which is hard down the road.

so unless you have capacity to buy with cash its good investment or else be careful.

Thanks FH for the info and your past experience.
As usual the information provided by you will be overwhelming and informative, will take some time during weekend to educate myself on these topics.
Surprisingly our long lasting CD's not ventured into these self sustained properties in rural areas which not only gives retirement lifestyle and better yields in the future due to rapid expansion of suburbs of GTA.

Thanks for the advise/suggestion and for sure retaining for few years will fetch better returns but how to hold is million dollor question?? as maintaining primary home as well as these lands will be tough for common man with single income though..

Point noted and have to find some creative ideas...
