Isnt the mild gain due to increase in condo sales meaning actually sales for houses has slowed down ..it is taking longer to sell houses thats what i had heard.may be you could eloborate for some one like me who doesnt have much exposure to real estate.
Condos and Houses attract different buyers and other than affordability, don't impact each other sales very much. You will observe that for the price of a condo (big) in downtown, you can buy a starter home in some suburbs. So if your need is a house, you will likely not compromise by buying a condo, even though this could mean longer commute.
If you have observed that the homes sales have dropped recently, that is nothing out of the norm. November-Mid Jan is usually the slowest season in the resale home market. In fact, I listed a home in mid-November and it attracted quite an interest and in just 10 days when December set in, the interst disappeared. there were atotal of 5 showings in 1st 2 weeks and 2 in the last three. Now we are in the 2nd week of Jan and I have had 8 showings in just last 2 days alone. Soon, you will see that the sales have picked-up. Spring market will be an indication as to whether the market has slowed down. However, currently there are no signs that it will be much different from the past few years.
