Hi All,
We have been searching for house for a while and now narrowed down on the james potter/bonnie braes area, due to factors like : proximity to schools, school rating, transit,shopping ,demographics,safety,house age,park etc.
Since detached home does not fit into our budget(although our preference), we saw link detached houses in the area.

1)https://www.realtor.ca/Residential/Single-Family/18567505/64-BORRELLI-DR-Brampton-Ontario-L6Y5X1-Credit-Valley -- This is lil far from amenities though.

2)https://www.realtor.ca/Residential/Single-Family/18788738/43-CHESTERWOOD-CRES-Brampton-Ontario-L6Y0Z4-Credit-Valley -- This one comes with sep side enterance to basement, if we decide to rent it in future.

We have not been able to decide among both and also thinking if waiting would help us get a better deal. any inputs will be appreciated.
We are already working with a realtor, but would like to hear from people here.

$ 720,000 seems very expensive for a semi-detached in Brampton.

You can get one for the same price in a decent area in Mississauga.

Brampton is looked down upon, lot of stigma attached to that place. Just like Scarborough in Toronto.

The second one is listed at 709,000
We are looking for a newer construction(this one is still under warranty) and also wanted to stay close to missisuaga(this one is 10 min drive to heartland). We explored missisuaga as well, all were older constructions and we found were overly populated.
This one is surrounded by mostly detached houses and valleys. But I also agree with your point.

Ask your RE agent to give you a list of the actual SOLD price, not just the listing price of all the similar houses ( semi-detached ) in the past 1 year in that area.

It will give you an idea of, what offer to put in and whether you are over paying or under paying for the house.

The RE agents have an access to that data from the MLS - Realtor website. General public is not privy to that information. See it live on his computer if you can, and ask the RE agent to give you a print out.

Also just look at the house as if its empty. Both the houses are PROFESSIONALLY staged by professional staging companies with beautiful paintings, show pieces, furniture etc. These things often distract you and hide the flaws in the house.

Don't get blinded and attracted by the professionally staged decorations. You are Not buying that, you are buying the house not the furniture which comes with it.

So look at the house like if the roof is leaking or not, is the basement ok, furnace ok, water heater, bathrooms, toilets, and if only a superficial paint job is done or not to hide the flaws.
