Hi All,

I love the discussions in this forum. It appears to be a simple issue rather than involving a lot of engineering issues. As the original request was just soliciting information as no data or details were provided, here are my two cents. These are based on the insurance knowledge which I teach and the engineering knowledge in which I was educated.

If there is a gas line near by then the best would be Forced Air gas furnace based heating, this could be even based on oil or Propane if those are the next choice. The big question would be the run of ducts from the basement or any other area where the furnace would be located. This is the most cost effective option. Choice of fuel is based on cost as well as availability factor otherwise the equipment will be primarily the same - Furnace, ducts and vents.

If that is not an option then even if you choose unconventional methods, you will need to run the ducts and vents. Geothermal was talked about and the breakeven point is generally 10 years even if it is Vertical or Horizontal. Solar system is also nearly the same but again whole house on Solar is not generally heard of.

So if you have to run the ducts and vents, the best would be to ask a contractor to provide an estimate or contact Sears/ Home depot or the heat provider to send a contractor for estimate.

As the hydro rates are quite competitive in the midpeak and offpeak time, you could continue with the present system. The big impact to the heating bill is also due to loss of heat from the house. This could be controlled by
1. Re insulating the attic and garage with proper insulation of high R value.
2. Drafts from the windows and doors needs to be controlled by replacing double glass windows and resealing them
3. Any other source which leads to loss of heat should also be looked into if applicable.

This is what I could think of based on the information in the thread. Hope it helps!

Sirs,
Again I am telling you. The property in question is a MOTEL. Motel is a small scale hotel / inn where you have a central corridor and rooms on both sides of the corridor.

Kindly give advice based on the same.

TK guessed it even though OP didn't mention that it is for a Motel. TK also said it is for a Motel in Niagara falls. Wow .. you are smart TK.

TK is right, seems like OP owns a motel in Alberta where the water heater does not work. For sake of Canadian economy please send advice to FH.

Just a little bit of common sense, a little bit of memory and a lot of dedication to CD.
