Hi Cd friends,
Seeking guidance and suggestions to negotiate terms with the broker to complete the buying after selling the existing house, can any CD guide me on completing the transaction.

Ask for 3% sell commission and let him pay you cash for Sell Lawyer fee + Painting. I do not thing you will get any cash back on commission for buy property

I have Just sold my house and bought a new one. It was a stressful period. Because if you sell first and keep long closing (say 3 months), it might happen that none of the house that you like come on sale and you end up buying the house with more compromises. If you buy first than you might ending up accepting low offer for your current house because the closing is nearby.

Your closed mortgage term should already ended and your mortgage should be fully open+variable. Otherwise bank will be more than happy to charge you penalty for changing or transfer the term.

Keep the buying property's closing 2-3 days early than closing of selling property and do bridge mortgage for those 3 days. bank will charge you like 100 dollars but it will gave you a BIG comfort.

I have sold mine first and luckily I have got what I have wanted but I have to buy 700K property while I was looking for 650K property.

Tons of expenses :
For sell -
you still have to decorate you home, paint etc spend like $2500, paid 15K in realtors commission +HST, Sell Lawyer fees, Had lots of dis-comfort when somebody coming to see your property especially at 8:00 PM, Low-Ballers, Open houses - all that sh*t.

for buy- Higher mortgage, Land transfer fee, Lawyer fees, Title search fee, Hydro-Gas-Water new account set up fee,

and Biggest headache packing , unpacking and MOVING expenses

It was a painful process may be I will be released after next week.


Compromising yourself will be always there. You are staying in this house with some compromises and you will be staying in your next house with different compromises - For Sure.

Ask your realtor that he charge you only 3% commission.

The seller have to pay 3% commission to realtor(s)........out of which
Buyers realtor get 2.5% commission because he bought you buyer. Seller Agent is only left with 0.5% commission.

No matter what you do, your 2.5 % commission is gone but with 0.5 % commission going to your agent, you can negotiate that he pays your selling lawyer fee and house painting fee.

So he will be left with only 0.25% commission. He would agree on this because any way you are going to buy bigger higher amount house with him and he will be getting big$$$
