2.89 to 3.1 depend upon your situation. (I am not a mortgage agent, just giving a recent example I have seen.)

Unless you are very articulate and good at bargaining with Major banks or have exceptional relationship with your current bank to expect their best rates - it is advisable to work through an honest, knowledgeable and reliable agent. They already have pre-negotiated pricing from multiple lenders, can offer advice based on your personal criteria and your credit bureau gets just 1 hit. In some cases a non-bank lender is more beneficial than the major bank. Also besides the rate there maybe other costs which you might have been unaware - which eventually makes the lower rate not so attractive.
I have found advice from Pramod Chopra (can find his contact information on CD) to be very reliable and unbiased.
I don't know of any 'cons' of working with agents except running with an inexperienced or unreliable agent.
