We are soon arriving in Canada. We are a family of four with two young children.

I am sure these questions has been asked a million times, so heres one more time........

1) Can anyone suggest a good guest house which is clean, easily accessible and reliable (since we will be leaving most of our luggage there). Our budget is around CAD 60-70/per day.
Location : Near Square one - Mississauga

2) If we want to stay somewhere near Square One and our budget is CAD 1100 - 1300 for a 2 brm Condo, can anyone suggest any good condo or any particular apartment close to a community centre thereabouts.

We have been looking at Kijiji and other sites, but find it too confusing, since we are not too familiar with the areas.

3) What is the system for taking up an apartment? Is it direct or through agent? How much agency commission payable? How much is required to pay upfront? 2 rents? How much do the landlords usually deduct when returning the deposit?

1. I have doubts if you could get so low daily rate but not sure someone else can comment.
2. You should be able to get 2 bed room in $1300. Just be cautious, do not tell them that you have 2 grown children otherwise they will insist on 3 bed room. Tell them you have one children.
3. Apartments are generally given directly through the management office which will be in the building itself. They do not charge any commission and do not pay that to anyone. It is landlord who pays the commission if taken thru agent. For new comers, it is hard to rent. The landlord would ask for an extra month of rent as deposit or a surety from someone. Landlord do not deduct deposit if you have given them sufficient notice before vacating or you are not breaking the fixed term lease or you have not vandalised their premises.

Its not easy to rent an appartment for New Immigrants. ( Except if you have job offer in hand). Most of appartment rental companies ask for employment letter.

It was my mistake - we have 2 small children (not young/grown)

By the grace of God, we are coming to Canada with a job, so hope there will be no problems.

You may wish to try at Morguard apartments near to Square One.

you can also go for private lease from Aprtment Owners directly. There are lot of apartmets in Web Drive ear square one . You can get 2 bed room for 1200 /1300 - No question asked ( 2 Month Rent deposit is required).
