I am a Canadian citizen. I bought a townhouse, way back in 2000. My mortgage came up for renewal this year. Since my US green card has been approved, I renewed my mortgage only for a year because I might move later next year.

I was toying with several options, including leasing the house after moving to the US. The idea was to sell the house in a few years time.

Logistically, I know that it would difficult to sell the house, once I move to the US, for various reasons. Also, as an non resident Canadian, my capital gains would be subject to a 25 % tax.

Keeping these in view, I plan on selling my house. My house is located near square one, with easy access to highways, and has over 4 schools within a radius of 4 kilometers. So, Location wise I have an advantage when I sell the house.

I know real estate agents do a wonderful job, but I can hardly afford the real estate commission, which would work out to $ 11 - 15,000.

I was wondering is it really difficult to sell a house without the services of a Realtor? What steps should I take, to make sure the transaction takes place, without a hitch?

I'd really appreciate the inputs of my fellow CD's who have had the experience of doing so.

It is very difficult to sell a house without a realtor. The process is very long and painful. The contacts and follow up are very difficult and come by being in the field, committment and experience. One can become a realtor and then sell their own house, coz. by then they know what needs to be done to sell a house.
