Need advice please on buying town house near MccChinguacousy/ Steeles or Steeles/ McLaughlin

How good is the area? not worry about schools since my child is very young. but yes, clinic, and parks are important for me

Is it safe to walk on the street with kids ?


Can I get townhouse around 250K ?

I don’t have big budget so I cant go buy big house at the moment.

Hi Blue_Peafowl,
steeles/Mavis and Steeles/McLaughlin is on the border of Mississauga and Brampton. Steeles/Mavis (Chinguacousy) is newer area, esp. west of Mavis/Ching. than Steeles/Mclaughlin. The Community, overall, is safe. Mix of South Asians, West Indians, Whites, Africans, few Chinese as well...If you live in Steeles/Mclaughlin, you will never miss India....lots and lots of desi stuff. many houses in Steeles/Mclaughlin area has basement apartment also as the rentability in that area is great because of Sheridan College, easy accessibility, close to highway and high inflow of new immigrants.
East of Steeles/Ching. or Steeles/Mavis (South of Steeles, Ching. is Mavis) is newer area as I mentioned before. Prices of houses in that community are more than Steeles/McLagh. Going from east to West on Steeles, makes it little better community.
In both areas, around 60-65% people are married with children, about 50% population is in the age group of 20-45, employment rate is also high, most people are engaed in Business, Finance, Sales/marketing, Trades, Transportation and maufacturing fields. (These figures may not be accurate and exact, there may be variations.)
I have sold many properties in that area so I have done research.

I would say, yes you can. You may have limited choice of the houses though. Infact there is one detached house and a Power of sale townhouse available below $260000 in that area.

Hi Blue,
You got a great reply from Sanjeev about the neighborhood alongwith the stats. Hoping that you are familiar with the neighborhood, there are a couple of streets around mclaughlin/ ray lawson area where you can get a town house for that price.
Following are the streets where you can find town houses within your budget + /- 10k is the general rule of thumb I generally go by as you never know about the condition of the house....till you see it. And also depends on available inventory. The streets are as follows

Ray lawson/ Mclaughlin Area (west of Mclaughlin)
-Dutch crescent.
-Acadian Heights
-Millstone Dr.
-Woodsend Run (Higher priced but bigger units and mostly finished basements)

Ray lawson/Mclaughlin(east of Mclaughlin)
-Timberlane
-Meadowlark(there is currently one property listed asking around 269k)
-Malta Avenue/Cherry tree

North of Steeles (golden grocery area)
-Cutters Crescent
-Calmist (Here you can get detached for under 290k).

You did not mention how soon you wanted to buy so that is the reason i gave you street names so that you could look out for listings on these streets.

Also your budget is decent but then again as mentioned by Sanjeev your choices would be limited. And another good idea for first time home buyers which I promote among my clients is to go for a higher priced house say around 20-25k more with a finished basement apartment as the extras can be covered by the rental income from the basement. But that depends on individual needs as well. As going for a little budget increase opens a few more avenues for you in terms of available inventory.

How does mortgage works for ppl like me who just move from different province ?

do they required previous employment history or current ?

You are still within Canada and your credit history remains the same irrespective of the move. Lenders usually have uniform criteria on mortgage qualification. However, based on certain economic paramaters that are local to a provice or a city, lenders may impose certain restrictions or have specific requirements on mortgage approval.
