Hi TK,
Agree that $2500 is a big amount however, don't see any connection in being honest and giving commission back. If the realtor is hardworking and sell/buy-you a house while meeting all requirements but don't believe in sharing commission I'll still call him honest.



I would say the same.... sharing his commission with buyer or not, is a broker's prerogative ... not a buyer's right .... so not giving a portion of his earning back does not make a broker "dis-honest".....
Only problem I see here is the home-depot coupons deal ... again appears to me the things were not made clear in advance, so not much OP can do now....if broker feels that he is better off savings some bucks than to keep a happy client, his decision ........
on the other side of spectrum I have even seen brokers giving away after the deal have finalized, even though there was nothing discussed in advance.....

You mention, this broker was refered by a friend. Seems that friend have used the realter before. Discuss the issue with this friend.

No offence, just curious; did you deal with a desi realter? I have experienced tones changing after deals are signed.

He is a remax guy and yes, he is a desi.The friend who referred him had not used him as realtor but is just a friend.

That was also the reason of my post.....to make 1st time buyers aware to discuss all the terms with ur realtor before hand (take it in writen) and not to assume that being a reffered person he will stick to his words.

After speaking to this lady (the other realtor who offered me $2000) (not a DESI) looks much more professional, comfortable to talk to and she said: I assure u I do good negotiation on the price too besides giving me cash in hand.Most of us choose desis thinking they will on our side.....but!!!!My realtor practically did nothing.....he did not negotiate on price, he did not try to convince seller to get any work done which was pointed out from inspector.He put the clause of 72 hrs for us to decide instead of 5 days on offer letter.All he did was sent me mls listing and booked appoinments and did paperwork which anyone could have done.He was in hurry to close the deal so that he get his commission.
I don't mean to say that all desis are same but my point of writing all this just to make new buyers aware......to sppeak to atleast 3-4 before u choose one.

I m not unhappy as I liked the house....but I think the realtor dcould have done better job!

You would be lucky if you can get more than a used house sales man. 90% realtor does exactly the same. Realtor is not a replacement of buyers/seller's research and knowledge.

I am not sure it will work or not but you can call brokerage where this realtor belongs too. If this does not work then you can call Remax head office in your area. Maybe someone can help you or realtor himself ready to give you as you are doing free marketing for him.

Did you know that INDUCEMENTS in any form offered by any REALTOR are prohibited by law & contrary to RECO code of Ethics. If someone is willing to ignore these to get business, what else would this person be willing to do that may not be ethical or lawful? Food for thought!

Is it necessary to buy through a realtor and if not does one get a cash back of 2.5% from the seller's agent ?

For home inspection there s a home inspector ,for legality of the transaction , you hire a lawyer ..... if one knows what he / she wants isn't a buyer realtor dispensable ?
