Agree that $2500 is a big amount however, don't see any connection in being honest and giving commission back. If the realtor is hardworking and sell/buy-you a house while meeting all requirements but don't believe in sharing commission I'll still call him honest.

Talk to company persons this realter is working with.
You mention, this broker was refered by a friend. Seems that friend have used the realter before. Discuss the issue with this friend.
No offence, just curious; did you deal with a desi realter? I have experienced tones changing after deals are signed.

You would be lucky if you can get more than a used house sales man. 90% realtor does exactly the same. Realtor is not a replacement of buyers/seller's research and knowledge.
I am not sure it will work or not but you can call brokerage where this realtor belongs too. If this does not work then you can call Remax head office in your area. Maybe someone can help you or realtor himself ready to give you as you are doing free marketing for him.

Did you know that INDUCEMENTS in any form offered by any REALTOR are prohibited by law & contrary to RECO code of Ethics. If someone is willing to ignore these to get business, what else would this person be willing to do that may not be ethical or lawful? Food for thought!

Is it necessary to buy through a realtor and if not does one get a cash back of 2.5% from the seller's agent ?
For home inspection there s a home inspector ,for legality of the transaction , you hire a lawyer ..... if one knows what he / she wants isn't a buyer realtor dispensable ?
