The answer to your question:
When you call the ReMax agent who has listed the property, at that moment there is no relationship between you and the Salesperson, so he is representing the Seller. However, if you decide to conduct the business through the same agent for the same property and you agree to sign the "buyer agency Agreement", then the agent is representing both the Buyer and Seller and it is a Dual Agency. REBBA dictates strict guidlines as to how the business should be conducted in this situation.

Hello Rajiv,
I recently bought a house. I am not satisifed with services of my agent. To my surprise he suggested that he will get my house resale again and for that I have to pay him 1000.00 cash..
Interesting part is he said he will not put the house in MLS , he will get it sold privetely. Of course I refused , but is it ethically right on part of the real estate agent to do things like this?
No wonder people like this giving bad reputation to all the realtors.

To Rajeev's point, please watch your language. Like Rajeev himself said, there may be some agents who bring the profession to disrepute. At the same time, you can't say stuff like that to someone who's basically trying to answer a legit question as well as anyone can. Your comments are totally unwarranted.
So please be mindful of your language and approach here.

Interesting discussion.
My experience with realtors has been mixed. Desi realtors (desi and pakistani) have been helpful. Goras are the worst lot. They are the one who r on both sides, I should say. Their main goal is to squeeze out maximum $$ from their clients. It’s all in the sweet talk. Observe that most realtors talk continuously without giving a chance for other parties to speak. That’s the strategy. Confuse the clients. Most realtors want you to make the decision on the spot. When someone is making a decision abt that much investment, one needs time to think it over. I have said this on the face of some the realtors. I know I have pissed them off. So be it.
Buying/selling a real estate is not rocket science in this country. One needs to do some homework/research. U have lawyers to do the documents, inspectors to do the home inspection, and banks to give loan. Realtors are there to do some paperwork, that’s all. It’s not their fault. It’s the people who want to buy a property but have no clue what they want. I had tried to sell my property in private. Had number of showings. Ended up giving to a desi real estate agent who sold it in a month at the price higher than I had listed on my own. He acted on both sides since the buyer called him up directly. This reduced the commission by more than 1%. Thanks god I went thru a real estate agent. It was a very frustrating experience.
Majority are scared to make a decision since they don’t know what they want or what they r looking for in a property. They want someone, a real estate agent, to hold their hand and walk thru the process. They r willing to shed out $10k-$15k for this. IMO, most goras are sh*t scared to buy a property from a non-white when it’s a private sale. I am still puzzled with these folks. Most of them were just wanderers who wanted to kill time during the weekend. Some desis wanted to compare the properties. So they showed up with no intention of making an offer. When they saw me, a desi, as a seller, they want to bargain, just like the subzi mandi. Nothing wrong in bargaining, but there is a limit. e.g. asking for 20% less than the listed price.
I am not the one who can sweet talk like the realtors. I say it straight. May be that’s the reason I could not sell it. Anyway, it was a good experience.
When I was ready to buy a house in Windsor, I wasn't yet living in Canada. I made few cold calls to realtors. The first one blew me off. After couple of attempts, I called Century 21 and said I'd like to speak to an agent who has time for me. They put me through Ian.
After speaking with him for few minutes and eventually meeting him and explaining that I did not live in Canada yet, he provided tons of useful information and guidance.
The very most important thing with him was that he never sounded like a typical sales guy with a whole load of b***s**t. Instead, he offered to guide me thro the Cdn real estate system and a lot of other help such as providing references and phone numbers for auto/home insurance, utility companies, etc. He even took me around the city for a full day tour showing all the shopping areas and stuff.
I have since bought and sold properties (rental) through Ian, including buying my current home, and he and his family became and remain one of our good family friends.
And...for some reason, it seems to matter in this forum...so here it is...Ian is a Windsor born white guy.
Anyway, that was my experience. I guess, it is the individual realtor and his/her character that matters more than anything else.
