1. Sorry, but if it is not 'Rocket Science', and you can figure that out, may be you should have taken that route. That's just my suggestion.

2. Common sense tells me that postings in a particular section of this site, are meant for experts in that field to respond. So in this case a posting in the Real Estate section would be responded by a Realtor(Atleast that's what was told to me when I tried being 'smart' by responding to a post in the imigration section)

I don't want to sound that I'm supporting Amit here, as an FYI, I've never even met him or spoken him.

Yes, it is definitely not a Rocket Science and anyone who has done the process before and also in the lookout can contribute a lot. A non-realtor can give lot of inputs here which may be critical. I get lots of valuable inputs from my friends and colleagues as well, who are not Realtors. You must have seen lots of Private Sale going.

Sorry, this sounds rather strange to me again. A forum is organized into different sections, as a book is organized into different Chapters. It is for the ease of people like you and me. We will not go to a section we are not interested.
Are the Realtors getting compensated in any way for responding to the Posts in the Real-Estate Section ? Have they been given the responsibility by the owners of this Site ? Do you see them responding to each and every post. Well, it depends on them, as it depends on anyone else.
It is visited by everyone and everyone will put their own views here, as long as it is healthy.
Nobody has the right to shut you up, as long as you are discussing healthy issues, be it Immigration or Realty or any other topic.
Recently, I gave a good suggesion about Work-Permits to a person in the Immigration Section and he Emailed me for more info. I was not told anything like yours and if I am, I know what to give back. Well, I am not an Immigration expert but since I have gone thru the process, mebbe I can contribute something that can help someone. And so, why not ?
This is the benefit of having a forum where we all converge and start a healthy discussion or help others, in the best way we can, without expecting anything in return.

Dumb was probably the wrong word to use, however your question was inadequate, wouldn't you say? It does not need an expert to figure this much out, there are so many factors that go into deciding the price of a house. Also, considering that you received advice from Amit in the other thread which you thanked him for, maybe you could've shown a bit more restraint.

No, no one is being compensated by CanadianDesi for offering advice, which makes expert advice even more valuable. Because people are volunteering their time. It does put some onus on members to ask well-researched questions. I hope you'll agree that's a reasonable request.

A buddy of mine bought a house near sandalwood and dixie.
Corner lot , around the same size you mention 2 years old and unfinished basement for $280,000.

If you dont really need to and are intelligent enough you will save around 10-15 thousand dollars if you find yourself a house from private listings or may be little less. But have your finances ready. mortgage preapproval and all. I think that part is more important and you really need a professional to get you the best interest rates.
Risks are involved but then thats life.
And bhaiya cool it.

Infact, I think your Buddy lost some money. It depends on a lot of other factors as well. But it seems a little too high to me (maybe I am wrong).
I got an offer for $262K for the same kind of house, as I mentioned. If I had bargained more, I could have possibly got that at $260K (no basement done. few upgrades). Mind you, this was a case of Dual-Agent. I believe, brand new houses that is coming up in Chinq/Hwy-7 area are around that price. However, I am positive - I will get a better deal than that.
In Jan this year, slightly (> 100-130 sf) bigger houses were sold for $263K with Completely/Partially Finished Basement - in the area I mentioned.

I dont think he lost any money on the house given the built of the house and upgrades done to the place (spot lights in all the bedrooms, jacuzzi,fully fenced and corner lot so more room and two entrances,double parking, all steel applicances).
Anyways....everyhouse is different and so is the price but gives u a general idea.
