Can anyone please give some information about the value appreciation trend of last five years for properties ( Condos, appartments and Townhouses)situated in Greater Toronto area . I would also like to know about the Rental trend in the same area. Thanks.

Hi,

Could you please be more specific about the areas you need information about so that I can search the information you are looking for. Ideally, you could give the intersections of the areas of your interest.

Hi jazzartist,

this prettymuch covers the whole town and it will take me whole week to write down the full report.

You have to be more specific. Mississauga, Etobicoke etc are just too vague.

What about Scarborough ? I have a friend who bought a 2bed+den condo at Scarborough for 135K three yeras back and he is finding it difficult to sell at 125K. The guy had to leave a great job offer because he just cannt sell and move.

Hi Timon,

I will need the exact address. I can then tell whether your friend overpaid for the property when he purchased it or it has fallen in value (which too can happen if the area has been recently affected by excessive crime, dilapitated building conditions, demographics, new development, steep increase in maintenance fee, special assessment etc).

I have a suggestion for Jazzartist.
1.1st thing go to http://www.mls.ca.." rel="nofollow">LINK check the areas you like and then zero in
2. the prices of Townhouse/Condomonium is very much dependent on location ..location location ..and includes these top reasons for appreciation in the future
a. close proximity to Subway, TTC stops or Highways
b. other related services - lIbrary, hospital, school
The prices can remain same or even decline because of
a. not suitable area as percieved my majority of the polulation..ie parts of scarborough & Etobicoke because of Crime
b. Old building with no proper management
c. INcrease in maintenance fees ...
send me a mail in case you want more information...
